Before they get in touch

What customers check before choosing holiday cottages and B&Bs

  1. 1

Is it free when we want it?

Guests want to see availability straight away. If they can’t, they go back to the booking sites.

  2. 2

    Can we bring the dog?

Dog-friendly is often the deciding factor. Say how many, where they’re allowed and whether the garden is enclosed.

  3. 3

    What's nearby?

Walks from the door, pubs within reach, dark skies and the castles and towns worth a day trip.

  4. 4

Is it cheaper to book direct?

Repeat guests check. A clear reason to book with you keeps the commission in your pocket.

The write-up

What a holiday let website needs to answer

Most holiday lets and B&Bs get their first bookings through the big booking sites, and pay commission on every one. That’s fine for being found. The problem is when guests who loved their stay come back the following year and book through the same site again, because there was nowhere else to do it. A website of your own gives them somewhere to go.

The key is linking to what you already use. If you run a booking system or a channel manager, we add its calendar or booking widget to the site so availability stays in step with the platforms. There’s no second calendar to keep up to date. A short line on why booking direct is better, whether that’s a better rate, a welcome hamper or flexible changeovers, gives guests a reason to use it.

Then show what they’re coming for. Every room photographed, beds and bathrooms set out clearly, and honest notes on stairs and access. If you’re dog-friendly, say how many dogs, where they can go and whether the garden is enclosed. Walkers want to know about routes from the door, drying space and where the nearest pub is. Dark skies, quiet lanes and views are reasons in themselves, so we write about them properly.

A local area guide does a lot of work. It answers the questions guests ask before they book and helps you appear when people search for places to stay near a walk, a castle or a market town. Add reviews linked from where guests already left them, structured data for your property and directions that work where the postcode drops people in the wrong lane, and the site starts paying for itself.

Questions from holiday cottages and B&Bs

Can my availability calendar show on the website?

Yes. If your booking system or channel manager provides a calendar or booking widget, we add it to the site, so dates stay in step with the booking platforms automatically.

Will this stop me paying commission?

It won’t replace the booking sites entirely, but it gives returning guests and people who find you directly a reason and a route to book with you, which cuts the commission on those bookings.

Do you take payments for bookings?

We don’t build a payment system, but we link to the booking and payment tools you already use, so guests can book and pay through them.

Can you write the local area guide?

Yes. After a short call about what your guests love nearby, we write a guide to the walks, pubs and places worth visiting, in your voice.

How much does it cost?

£47 a month, including design, writing, hosting and ten changes a month. There’s no setup fee and no contract.
